Legal Compliance Notice

This disclosure is provided in accordance with Ontario's mortgage brokering regulations. Under the Mortgage Brokerages, Lenders and Administrators Act, 2006 (MBLAA) and Ontario Regulation 191/08, mortgage brokerages are prohibited from making false, misleading, or deceptive statements in advertising.

No Guarantee of Approval

  • No mortgage approval is guaranteed until you receive formal written commitment from a lender

  • Pre-approval does not constitute a binding commitment from any lender

  • All mortgage applications are subject to lender underwriting requirements, property appraisal, and final approval conditions

  • Your ability to obtain a mortgage depends on factors including but not limited to: credit score, income verification, debt-to-income ratio, employment history, and property value

Regulatory Compliance

Our mortgage brokerage operates under license from the Financial Services Regulatory Authority of Ontario (FSRA). We are required to:

  • Provide accurate disclosure of all costs of borrowing per O. Reg. 191/08

  • Ensure all advertising complies with sections 18-20 of O. Reg. 191/08

  • Maintain honest and transparent business practices per sections 43-45 of the MBLAA

Penalties for Non-Compliance

Under the MBLAA, providing false or misleading information is an offence punishable by:

  • For individuals: fines up to $500,000 and/or imprisonment up to one year

  • For corporations: fines up to $1,000,000

  • Additional compensation orders may be imposed
