After 12+ years inside Ontario's mortgage system - including institutional bank experience - I made a deliberate decision: instead of referring my real estate clients to a mortgage broker and collecting a referral fee, I obtained the mortgage licence myself.


Not because it was easy. Dual-licensing requires completing two entirely separate education and examination systems under two separate regulatory frameworks (RECO and FSRA), and operating under two separate registered brokerages simultaneously. Most real estate professionals who want to offer mortgage services take the referral shortcut - it's legal, simple, and profitable. I chose the harder path because I believed the integrated model produced genuinely better outcomes for clients.
